Thank you for choosing FairVantage Loss Consulting for your appraisal or umpire services. This document outlines what to expect throughout the process and how you can help ensure a smooth and efficient experience.
1. Overview of the Appraisal Process
The appraisal process is used when there is a dispute over the value of the loss, not coverage or liability.
Each party (you and your insurance carrier) selects an independent appraiser.
A neutral umpire is agreed upon in advance but is only involved if the two appraisers cannot reach an agreement.
Once two of the three parties (either both appraisers or one appraiser + umpire) agree, the final value is set, and the insurer pays per policy terms.
2. What We Need From You
To help us work efficiently, please provide the following documents as soon as possible:
Insurance carrier's estimate
Any contractor bids or repair estimates
Photos of damages (if available)
Any additional documentation supporting your claim
File Naming Format for Uploads: To prevent delays and confusion, please label all submitted files in the following format:
[Last Name][First Name][Document Type]_[Date]
Example:
✅ JOHNSON_MIKE_contractor bid_2.15-25.pdf
✅ JOHNSON_MIKE_insurance estimate.pdf
✅ JOHNSON_MIKE_PA bid.pdf
This ensures that documents are easily identifiable and correctly associated with your claim.
3. Communication Expectations
We will communicate via email for updates and document requests.
Please respond to requests in a timely manner to keep the process moving smoothly.
If you have any questions, do not hesitate to reach out.
4. Inspection & Site Access (If Applicable)
If a property inspection is needed, please ensure safe access to the site.
Someone may need to be present if access requires special arrangements.
Consultant is not responsible for pre-existing hazards or unsafe site conditions. While every precaution is taken during inspections, any property risks (e.g., unstable structures) remain the responsibility of the property owner.
5. Next Steps & Timeline
Once documents are received, we will review them and schedule any necessary inspections or meetings.
If the appraisers agree on a value, the process concludes there.
If they do not agree, the umpire will step in to review both assessments and make a final decision.
Estimated timelines vary, but we will provide updates as available.
